Okay, this post won't be helpful to everyone, I acknowledge that going into it. But at least one person will read this, apply it, and find a relatively easy way to make a passive income stream of a few thousand dollars a month. Note: I'm not selling anything. At all.

However, due to the fact that this information is just being given out, most people will second guess it, or find some reason to think it won't work. That's totally cool of course. I don't win anything for people believing, or disbelieving.

The reason I am just "posting" it here, rather than trying to sell it, is because I believe in karma. Either the world has a sense of karma, and this will come back around to benefit me, or it doesn't, in which case, who cares, really?

The basic synopsis is simple: Nearly every city in America has an industry which is tied to an archaic (analogue) form of distribution and would be infinitely suited to a digital representation thereof. The consumers of that industry are regularly paying $300-$500 a month for the analog version, and would -at the very least- pay a third of that for the digital, and depending on your sales ability pay the same (or more).

The industry? Apartment/Condo Rentals. For some reason they are really behind the curve on the "We should have videos on the web" in a lot of markets. Not all, but a lot.

Your Goal: 20-50 apartments paying you $100-$400 (or more) a month to have their HD videos streaming on a website that apartment searchers can browse.

Again, I won't go into the nuances of this, because you can figure it out on your own, and plus, it's really just not that complicated, but there are few basic ways that you can do this (actually there are many, but here are three)

Broke/Bad Salesperson Approach:(0 capital, only investment is your time): Film and produce sample videos for however many apartment complexes in your spare time. Tell them you're new to the market, and giving them a 6 month trial. Engage in active lo-fi ways of advertising (craigslist, word of mouth, flyers), and let it build... at the end of the 6 months ask if they would like to subscribe for $X a month. Those little guidebooks pale in comparison to a nice big video on your computer screen, plus it's infinitely easier to browse from home.

Not So Broke Approach: Do the same thing, but spend some money on advertising.

Good Salesperson Approach: If, by the grace of God, you are good at selling things, just shoot a sample. Approach as many apartment managers as you possibly can, and tell them what you're going to do, when the website will launch and what it will cost. Tell them it's the "Greener Apartment Search" (no driving from complex to complex), tell them it's the inevitable endpoint of the internet, whatever.

Random Variables:

You can actually put this on TV.

TV#1: The FCC has mandated that NO cable company can have a monopoly, and if they have a certain # of channels, they have to provide some at reasonable cost to everyone else. In some markets you can buy an hour of TV for a couple of dollars.

TV#2: A lot of markets are opening their cable on demand to independent content providers. They also have no idea what they are doing. In Tallahassee, FL you can get an hours worth of "space" for about $600 a month.

Other variables:

This is a -more- complicated business model, but if you'd like you can just tell them it's free, but for every lease that they sign up, via your referral, you get $100. This is potentially much more lucrative, and what the people at http://apt-tv.com are doing. You'll also find the quality of their videos is a bit sub par.

If you can convince 40 complexes in your town to pay you a -paltry- $100 a month, after the initial cost of producing the videos, you could have a $48k a year income... on the side.

If you have any questions I'd be more than happy to answer them.

Excellent idea. I'll just do it with my AG-HPX170 and after One year, buy that RED!

Are you doing it?

If so, how is it working for you?

very interesting. thanks for sharing. i'd imagine that one would have to live in a big city or fairly densely populated area to have enough apartment complexes to pitch it to.

I had the similar idea several years ago (when the property market was booming). Then one thing after the other I completely forget about it. Now this seems like a pretty good time to pitch the agent :)
